What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area of the home and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a floorplan service?

Real estate taxes

Tax records often reflect inaccurate square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more space than you own! Unless an appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service carried out by an appraiser (after any renovation that might have affected square footage).

For real estate agents

To make sure that your client's home closes at a price that accurately reflects true market value, we advise seeking a home measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can review the layout and features of the house before and after touring.
